NRUA: the mandatory registration number for Spanish holiday lets

    Short-term and holiday rentals in Spain now need a Unique Rental Registration Number to stay listed on platforms. Here is who needs one, how to get it, and what it means for your Modelo 210.

    What is the NRUA?

    The NRUA is the Unique Rental Registration Number identifying each dwelling used for short-term, holiday or room rentals in Spain. It is handled through the Land Registry and feeds the Digital Single Window for rentals, Spain’s implementation of EU Regulation 2024/1028 on short-term rental data.

    The number must appear in every listing on platforms such as Airbnb, Booking or Vrbo. Platforms are required to verify it and to remove listings without a valid registration.

    • One identifier per dwelling or rented unit, not per owner.
    • It sits alongside regional tourist licences (VT, VUT, VFT…) and does not replace them.
    • Applications are electronic; the number may be granted provisionally or definitively.
    • Platforms must check the number before publishing a listing.

    Who has to register

    The duty falls on whoever markets the property, residents and non-residents alike. For a foreign owner letting a coastal apartment by the week, the NRUA is essential to remain visible on the booking platforms.

    • Holiday or seasonal lets marketed through digital platforms.
    • Room rentals inside a dwelling.
    • Short-term lets for profit, including those handled by agencies.
    • Long-term residential tenancies under the Spanish LAU are out of scope.
    • Required per property: three apartments mean three numbers.

    How to obtain the NRUA step by step

    The application is electronic and requires identifying the dwelling by cadastral reference, proving ownership or the right to let, and attaching the regional tourist licence where the region demands one.

    • Collect the cadastral reference, title deed and regional tourist licence if applicable.
    • Check municipal rules: many town halls now cap or ban new holiday-let licences.
    • File the electronic application at the Land Registry covering the property.
    • Receive the number (provisional or definitive) and note its validity period.
    • Add the NRUA to every listing and pass it to the platforms and your tax agent.

    NRUA and tax: what changes in your Modelo 210

    The NRUA creates no new tax, but it does increase traceability: platform, registry and AEAT data are cross-checked, so declaring rental income becomes effectively unavoidable.

    As a non-resident owner you still report rentals on Modelo 210. Periods where the property is available but not let generate imputed income; let periods generate rental income.

    • Rental income: 19 % for residents of the EU/Iceland/Norway/Liechtenstein, 24 % for everyone else.
    • Expense deductions (IBI, community fees, insurance, utilities, depreciation, platform commissions): EU/EEA residents only.
    • Unlet days: imputed income at 1.1 % or 2 % of the cadastral value, pro rata.
    • Each co-owner files their own Modelo 210 for their ownership share.
    • Keep invoices and platform payout statements — they support the deductible expenses.

    What happens without an NRUA

    The first consequence is commercial rather than fiscal: without a valid number platforms must remove the listing, cutting the property off from the main booking channels. Regional penalties for unlicensed holiday letting apply on top.

    • Listing removed or blocked on digital platforms.
    • Regional fines for marketing without a tourist licence.
    • Higher risk of AEAT review of declared income.
    • Letting without registration does not remove the duty to declare income on Modelo 210.
